One of the most common questions we get regarding real estate investing is “How do I get started?”
As simple as the question is, many of my best clients struggle with how complex and overwhelming the answers can be.
That’s because what we have discovered over the years is the answer depends on individual goals and resources.
With that said, many people start out investing in real estate using the following method.
Purchase your first home as an investment
I’m sure you are asking “Wait, I already own a home or I thought my first home could be an investment property.” Don’t worry we will cover both concerns below.
You may be surprised to hear that the first time home buyer is in the ideal situation to start investing. Why? Because they can take advantage of a low-interest rate, owner-occupied loan by purchasing a duplex or a fourplex and living in one of the units. By doing so, it reduces the down payment from 25% to 3.5% for the loan. Furthermore, your investment will be producing the cash flow to contribute to or pay the mortgage.
While the first time buyer is in the sweet spot for financing, homeowners also have a few options.
Make your equity count
As a current homeowner, you will need a bigger down payment of 25% of the asking price of the property. You can obtain the down payment in four ways:
- Cash
- Sell your house or property and use the equity
- Refinance and use the equity
- Utilize a home equity loan or a combination of cash and equity
While getting into real estate investing is quite simple, both of these situations are of course contingent on whether or not you qualify and get approved for a loan. If you think you are ready to invest, we have an opportunity for you to consider.
